Here’s a situation we hear about more than we’d like. A homeowner hires a separate excavation crew, a separate septic installer, and a separate driveway contractor. The excavation crew grades the site and leaves. The septic installer shows up three weeks later and finds the grade conflicts with where the leach field has to go. Now there’s rework, a gap in the schedule, and a permit hold, because the county inspection can’t move until the conflict is sorted out.

On a steep La Plata County lot, that gets worse. Rocky ground doesn’t always cooperate with the original plan, and when the crew doing the foundation prep doesn’t know what the septic installer intended, you end up disturbing the same ground twice. That’s double the cost and double the delay.

Building in Durango terrain: what you need to know

A lot of homeowners come to us worried about their lot. Mountain terrain, rocky ground, forested acreage, a long access road. They're not sure the parcel is buildable, or what it'll cost just to find out. Here's what we run into regularly in La Plata County:

  • Hard rock close to the surface: It's common across much of this region. When bedrock sits that high, ordinary digging isn't enough, so we bring in hydraulic rock hammers to break through it and haul the material off site. It adds time and cost, but it's a normal part of site work here, not some rare surprise.
  • Steep grades: These need cut-and-fill work planned for that specific slope, cutting into the slope and building it back up. We work out the sequence to handle drainage and keep the ground stable before any foundation work starts. Get the grade wrong on a hillside lot and the problems follow you through every phase after.
  • Remote access: We haul equipment to sites with limited or unpaved roads and plan the logistics around the weather and road conditions. The season is real here too, with spring through fall being the workable window for higher-elevation and remote properties.

Price is the question on every homeowner's mind, and it's usually the thing other companies say the least about. We'd rather be straight with you. A few things move it more than anything else:

  • Terrain and access. A steep or remote parcel takes more equipment, more time, and more hauling.

  • We get on site promptly: We walk the parcel, look at the access, and talk through the full scope, spotting the terrain challenges, permitting needs, and sequencing decisions before any work starts.
  • You get a written estimate: It covers every site-work phase, with each part priced and explained.
  • We handle the permitting: We take care of, or actively support, the La Plata County permits for septic, grading, and utility work. On septic projects, we work directly with La Plata County Public Health through the inspection process.
  • We do the site work in order: Clearing, excavation, utilities, and foundation prep each happen with the next phase in mind, and we stay in touch with your builder so the work lines up with the build.
  • We invoice weekly: At the end of each week, you get an invoice for the work we completed that week, so you always know exactly what you're paying for.
